Tenant Placement

Equal to one month's rent. We market your property, screen applicants, manage leasing, and oversee the move-in process — all at no upfront cost. We only get paid when your property is rented.

Monthly Management Fees

9% of monthly rent (or a flat $125 for rents under $1,400). Covers all ongoing management services. Fees are only collected when rent is received. Proceeds are sent via ACH directly to your account each month.

Property Inspections

Optional inspections are available at $125 per inspection (written owner request). Move-in and move-out inspections are included with the monthly management fee.

Lease Renewal

Flat fee: $350. Includes market-rate analysis, renewal negotiation, and lease execution for 12-month lease terms. Short-term renewals (<12 months): $35 per month. Long-term renewals (>12 months): add $175. (Max $525)

Eviction Filing (Legal Fee)

$500 flat rate. Covers filing, court monitoring, and representation for dispossessory actions. If costs exceed $500, VPM covers up to $1,000 total. (Does not include sheriff lockout, which VPM will coordinate.)

Lease Takeover - $350

For new clients with an existing tenant. Includes account setup and administrative transition. A property inspection ($125) is required within 30 days.
