  • We will perform all of the necessary tasks to make your transition from homeowner to landlord as simple as possible.

There are No Costs until we:

  • Verify and Approve Rental Applications
  • Collect a Security Deposit (equal to one month rent amount)
  • Produce a Signed Lease Agreement
  • Collect First Month Rent Payment
  • Perform Move-In with Tenant (transfer keys, remotes, etc.)
  • Produce a Signed Move-In Condition Report

The best part of our Tenant Placement service? Your new tenant pays the fee. That’s right, you pay nothing! We apply your tenant’s payment toward our required Leasing Fee, which is equal to one month of rent. It’s that simple.

Property Listing Qualifications For Tenant Placement

Before we begin advertising and showing your property to prospective tenants, we’ll need:

  • A signed TENANT PLACEMENT agreement
  • Property Specific Information (we’ll provide a simple form)
  • Proof of Ownership: a current mortgage and HOA statement (if applicable)
  • A property with mechanical systems and appliances in good working order or scheduled for repair
  • A property requiring no more than light cosmetic remodeling such as: refreshed flooring, painting, cleaning, basic lawn care, etc. (We can help with these items if necessary)
